Kenapa Perlu Pilih Emas 999 Public Gold

Cuti dari Blogging ???

Salam para pembaca semua,

Sungguh lama sekali saya bercuti dari menulis. Setahun almost !!! Banyak bende yang berlaku dalam hidup saya. Mula dengan mak mertua diserang stroke, sihat semula then diserang stroke kali kedua dan terus pergi mengadap Ilahi pada 17 Mac 2010. Al fatihah untuk arwah ibunda tersayang. Really miss her.

Then after that saya preggy plak. Umur makin muda remaja ni, sangat lemah, letih lesu segalanya la menghadapi tempoh 9 bulan itu. Akhirnya pada 24 November 2010, saya selamat melahirkan baby girl.  Alhamdulillah...then cuti 3 bulan plak tu..best giler dok rumah.

Sepanjang tempoh ini, saya sangat tidak larat untuk berblog. Maklum la keje di opis pon banyak. Emas ??? saya masih minat menyimpan emas dan mendidik orang lain meminati dan menyimpan emas. Now emas sudah sangat mahal....sangat merugi bagi sesiapa yang tidak menyimpan dari dulu dulu lagi...but it's better to start now than never.

Akhir kalam, teruskan membaca demi menambah ilmu. insyaallah saya cuba untuk mula menulis kembali seperti dahulu...

Rahsia Nak Manfaatkan Untung Emas Tahunan Sepertimana Dividen ASB

Salam semua,

Hari ni saya mendapat pertanyaan dari pelabur tegar ASB melalui agen saya. Soalannya lebih kurang macam ni la:

Soalan 1 : Jika melabur dalam ASB, saya dapat amik dividen tiap-tiap tahun untuk melancong, belanja anak sekolah, top up OD/ASB dan lain-lain lagi dengan mengekalkan nilai pelaburan asal untuk mengutip sejumlah dividen lagi pada tahun berikutnya. Jadi dalam kes melabur emas ni, macamana nak ambik duit dividennya ? adakah saya terpaksa jual emas untuk dapat untungnya, pastu kena beli balik (which is harganya lebih tinggi lagi) untuk jana untung tahun seterusnya.

Soalan 2 : Emas nak jual kat sape? mudah ke prosesnya..

Jawapan No 1:

Sebelum jawab lanjut soalan ni, ulasan saya adalah : sebagai orang Islam yang hidup di zaman teknologi ICT, maklumat di hujung jari, tanya saja pada pakcik google, dia akan bagitau semuanya. So kita boleh dapatkan info yang pelaburan ASB sebenarnya adalah tidak halal haram, namun diistiharkan HARUS oleh Majlis Fatwa Kebangsaan atas dasar kemaslahatan ummah, bukan kerana halalnya proses urusniaga dan pelaburannya. Oleh itu, orang kata ndak seribu daya, tak ndak seribu dalih.

Pada saya, bagi yang tahu, dan ada akses kepada maklumat ini, kita wajib meninggalkan ASB dan kita pakat push PNB menghalalkan urusniaga ASB ini. Jika kesatuan Islam bergabung dan dengan kekuatan 'suara' MFK, maka kita umat Islam Malaysia boleh mendesak kerajaan dan PNB menghalalkan ASB. Semua pakat diam tak buat apa pastu dok kata kita tak de kuasa. Kita ada kuasa sebenarnya, bila kita semua sepakat ugut nak kuarkan duit ASB, mesti PNB gelabah dan cepat2 amik tindakan sewajarnya. Yang herannya, orang atas kat PNB tu majoritinya semua Islam tapi.....

ok...bagi menjawab soalan di atas pula, saya suka memberi perkiraan seperti di bawah ini terlebih dahulu.

Pada hari ni mereka membeli emas sebanyak 20k dengan pecahan berikut :
i. 20 gram - RM 2698.00 x 5 keping = RM 13 490
ii. 50 gram - RM 6712.00 x 1 kpg = RM 6,712
Total investment = RM 20,202

Pada hujung tahun iaitu bulan 12, diandaikan kenaikan 37%, oleh itu nilai emas mereka telah menjadi :

i. 20g - RM 2698 X 37% = 998.26
- RM 2698 + RM998.26 = RM3,696.26
- RM 3,696.26 X 5 kpg = RM 18,481.30

ii. 50g - RM 6,712 X 37% = RM 2,483.44
- RM 6,712 + RM 2,483.44 = RM 9,195.44 

Nilai emasnya telah menjadi :RM 18,481.30 + RM 9,195.44 = RM 27,676.74 

Keuntungannya adalah RM 27,676.74 - RM 20,202 = RM 7,474.74

Kalau nak guna nilai keuntungan tersebut: jual la emasnya sebanyak 2 keping 20g :
RM 3,696.26 X 2 = RM 7,392.52
dgn itu, walapon emasnya berkurang dari segi berat, tetapi nilainya masih sama seperti modal asal.

Jika dalam ASB, mereka menabung tiap2 bulan, maka simpan emas pon sepatutnya mereka beli tiap2 bulan. Maka pada akhir tahun mereka jual sebahagian emas untuk menggunakan keuntungan yang diperolehi, tetapi nilai emas yg ada masih sama spt modal asal (ataupon bertambah disbbkan dok tambah emas tiap2 bulan) depend kpd perancangan dan matlamat masing2.

Harus diingat, anggaran 37% keuntungan adalah andaian berdasarkan purata kenaikan harga 5 tahun lepas. Tidak mengambilkira harga sebenar (harga buy) jika nak jual semula. but still keuntungan ada especially jika pandai timing bila nak jual semula.Kalau jadi agen, boleh carik buyer dan jual dengan harga jual(sell price) seperti perkiraan di atas.
